The Nashville Tiny House was handcrafted in East Nashville, Tennessee in 2015, and was utilized as a short-term rental from March, 2015 – December 2016.
185 square feet
Sleeps up to 4
Queen-size six-inch memory foam mattress in loft
Full-size fold-out futon
Stocked kitchen with microwave, toaster oven, two-burner induction cooktop, coffee maker, and refrigerator
Bathroom has a sink, rain shower, and a state-of-the-art Separett waterless, composting toilet
Wall-mounted smart TV
Water: You can run a hose from any outdoor tap for water intake. As mine was located on the opposite side of the yard, a plumber accessed the pipes in the crawl space below my house, added a splitter, and ran an additional line of water out from under my house. We attached that to a heated hose which runs all the way to the water intake on the Tiny House. The tankless hot water heater utilizes a portable propane tank (the kind used in a gas grill). The Tiny House is not connected to sewer at all. The toilet is a waterless composting toilet, and we just use a grey water runoff pit for shower and urine.
Power: As I didn’t have an outdoor outlet receptacle in the spot the Tiny House sits, an electrician installed an electrical cable that runs to my house and is wired into my house’s electrical panel box (we then buried the cable). At present, the electrical cable is hardwired into a panel mounted on the exterior of the Tiny House. Upon sale, I can have an electrician install a plug in the Tiny House’s exterior electrical panel, with sufficient cable length so that the Tiny can be plugged directly into a standard RV outlet receptacle post, should the buyer prefer.
Sale Details: $35,500 (reduced from $37,500) for the tiny house, fully equipped to continue operating as a guest suite (with furnishings, multiple sets of linens, kitchen supplies, etc). Decking/steps included if desired, along with the heated water intake line. Land/property NOT included. Buyer would relocate upon purchase. East Nashville location for interested buyer walk-throughs.
Note to anyone in the Nashville area: Codes regulations don’t allow anything on wheels to be rented on Airbnb within Davidson County.
There is also the option to purchase it with all branding, website, social media presences, and Airbnb rental history/reviews for $39,000 OBO. This is ideal for anyone interested in taking over the well-established social media and Airbnb accounts for the development of your own business venture. (Social media handles and Airbnb listing name could all be changed.) This would include:
Website: http://NashvilleTinyHouse.com (both the domain and the Squarespace-built site itself)
Airbnb account with full review history (166 reviews with an average rating of 4.8/5 stars)
Extensive work to brand and market the tiny house has definitely paid off. It remained rented at over 75% occupancy for the majority of 2016. Accounting records showing monthly rental income over the past 22 months can be made available if interested. 2016 annual gross income from short-term rental of Nashville Tiny House on Airbnb exceeded $35K.
