Pat and Nick Mosley, the builders behind California Tiny House of Fresno, California, are aiming to expand tiny living options by offering affordable, custom tiny houses in all phases of construction. The father-and-son team build anything from shell to semi-finished to ready-to-move-in trailers from 18 to 28 feet. Their offered prices are indeed reasonable for professional-grade work – shells from around $20,000, and finished units from $45,000.

California Tiny’s flexibility means you can start wherever you feel comfortable taking over, even if that’s just unpacking your clothes and hanging a few paintings. If you start with a shell, you get a completely framed structure with hurricane straps, plywood sheeting and Tyvek wrap over a ¾-inch plywood deck atop a heavy duty trailer. Standard finished models come with most appliances (a washer/dryer is optional), heating/cooling units, water heaters, plumbing hookups, Milgard tempered windows and a lot more, and all are RV Certified. Available options include Murphy beds, woodstoves, bathtubs and deck/porch attachments, as well as off-grid features like solar panels, generators and water tanks.
