At just 365 square feet, this 1930s cottage in Sausalito, California, leaves plenty of space for outdoor recreation even on a small lot. Owner Beth bought the place for its location (it’s just 20 minutes from San Francisco and has a beautiful bay view) and immediately set about making its size work for her lifestyle. While not a fan of tiny living in the strictest sense, she’s always been interested in design and describes the small space as an interesting challenge – especially when she uses the 5×7 kitchen to prepare food for 30-person dinner parties!

Beth hasn’t changed the original floor plan; her mark on the “Peek-a-boo View” can be found in tastefully selected high-end furniture, accessories and artwork. If you think she’s done a superb job of it, you’re not alone; the cottage was voted the winner of the Teeny Tiny Division in Apartment Therapy’s 2010 Small Cool Contest.
